  • Initial Reservation: Begin by paying a $99 non-refundable document fee to secure the property.

  • Digital Documentation: We draft your Purchase Agreement, Land Contract, and Promissory Note, which you can sign conveniently through Signnow.com.

  • Flexible Down Payment: After signing, you will pay your down payment via a secure link. While listings specify a standard amount, you are welcome to increase your down payment if you prefer.

  • Automated Monthly Payments: Payments begin 30 days after signing and are handled via ACH or debit card (subject to a 3.9% processing fee). Your monthly total includes the principal, a $10 note fee, and applicable property taxes or HOA fees.

  • Transparency and Control: Use the Moonclerk system to view your amortization schedule and documents. You can also make extra payments at any time to pay off the balance early.

  • Final Deed Transfer: Once your balance is paid in full, we will deed the property to you within two weeks.

Immediate Cash Purchase

If you are ready to start living on or developing your property immediately, the cash purchase is the fastest route.

  • Secure the Land: A $99 non-refundable document fee reserves the property and removes it from all active marketing.

  • Closing Documents: We prepare a Purchase Agreement and a New Deed for digital signature.

  • Verification of Notarization: Before you send the final funds, we provide evidence (such as a photo or video) that the new deed has been officially notarized.

  • Swift Payment & Recording: Payment is typically made via bank wire. Once received, we record the deed with the county—often electronically—which usually takes only a few hours.

  • Final Delivery: You will receive a comprehensive closing packet (both digital and physical) containing your recorded deed and parcel details. Please note that all cash sales are final.

Usage Guidelines During Financing

To protect both the buyer and the seller, we maintain specific policies regarding land use while a property is being financed:

  • Recreational Use: While you are paying off your land, you are encouraged to visit, explore, and camp on the property, provided you follow all local county regulations.

  • Improvements and Residency: You may not establish a full-time residence or begin permanent improvements—such as installing a septic system, drilling a well, or building structures—until the balance is paid in full.
