Why is vacant land a safe investment for my future? Land is a secure physical investment and the ultimate tangible asset that cannot be lost to fire or stolen. Historically, undeveloped land serves as a low-risk way to safeguard capital because it lacks the catastrophic volatility often seen in the stock market. Because land is in limited supply while the global population continues to grow, values generally trend upward over time as a result of "Land Banking". Additionally, vacant land offers ground floor profit potential with virtually non-existent maintenance costs, no destructive tenants, and no deteriorating buildings.
Do you offer owner financing with no credit checks? Yes, we provide affordable in-house financing where everyone qualifies because we do not run credit checks.
Are there any penalties for paying off my land early? No, there are never any prepayment penalties. If you choose to pay more than your minimum, the excess is applied directly to your loan principal, which reduces the total interest you pay over the life of the loan. Paying off your loan early saves you all the interest that would have otherwise accrued.
What are the total closing costs and documentation fees? We keep it simple with a one-time $100 documentation preparation and recording fee paid by the buyer upfront. There are no recording fees or hidden costs at the end of your loan term.
What payment methods do you accept for down payments and installments? We accept all major credit cards (except American Express), ACH debit transfers from checking or savings accounts.
How do automated recurring payments work? For your convenience and security, we can set up automatic monthly ACH or credit card payments. This eliminates the need for stamps or envelopes and prevents late fees caused by losing track of the calendar.

When can I start making improvements or building on the property? Yes, you may build a home or park an RV on your land once you have received the deeded title in your name. All building and usage must adhere to local laws, zoning, and ordinances. Please note that while the land is under an installment contract, legal ownership has not yet transferred, and residential use or construction cannot begin.
Who is responsible for property taxes and HOA fees? If you buy outright, we ensure taxes and association fees are paid current to the date of sale; thereafter, they are your responsibility. For financed purchases, we pay these fees during the loan term and bill you for reimbursement, usually every February.
Can I buy land from you if I live outside the United States? Yes, we proudly sell to customers worldwide and have many satisfied international owners.

Are you the direct owner of the properties or a middleman? We own 100% of the properties we sell and do not act as middlemen for anonymous owners.
What is the difference between a Warranty Deed and a Quitclaim Deed? A General Warranty Deed offers the highest protection, guaranteeing the title is clear and the seller will defend it against all claims. Conversely, a Quitclaim Deed offers no warranties and only conveys whatever interest the seller may have had, which is the lowest form of protection.
How do I receive my deed after the final payment? Within a few business days of your final payment, we prepare the deed for your approval. We then send it to the county for legal recording and mail the final recorded document directly to you.

How can I research a property before I buy it? We encourage you to perform due diligence by visiting the land in person or using Google Earth satellite imagery. You can also research public records through the County Assessor’s online property search.
How do I check for utilities like water, power, and sewer? General utility information is included in our sales listings. For detailed specifics on well feasibility, septic requirements, or grid connections, you should contact the local Department of Planning & Zoning or Building Department.
Is my property located in a FEMA flood zone? You can verify this by pasting the property’s GPS coordinates into the FEMA National Flood Hazard Layer Viewer.
How do I verify the current owner and tax status through the county? You can call the County Assessor’s Office with the legal description to verify the owner of record and obtain the parcel number. Then, contact the County Treasurer to confirm that taxes are not delinquent.
